HVAC: 90% High
Energy Efficient forced air gas furnace, air conditioner (sized for home),
and 50-gallon power vent water heater. Exhaust fans in all baths and
powder rooms. Gas clothes dryer connection with vented exhaust.

Plumbing:
Copper supply lines and PVC drains. Main water shut-off for entire house
and to each supply area. 2 exterior frost-proof faucets, space saver
laundry wall connection, and icemaker water line in kitchen. Plumbing
allowances involve double bowl stainless steel kitchen sink, Delta
faucets, 1/3 HP in-sink-erator, fiberglass tubs, shower and tub
combinations, ProFlo whirlpool tub in master bath, ProFlo toilets, and
Bemis seats.

Electrical:
200 amp electric service. 2 waterproof exterior outlets. Smoke detectors
in each bedroom and on each living level, all per code. 4 phone and cable
jacks and kitchen wired for exhaust/microwave hood. All outlets per
electrical building code and electrical fixture allowances provided per
code.

Insulation:
1/2” spray urethane R-3.4 on all exterior walls, overhangs, and box sills.
Packed fiberglass insulation around doors and windows. Foam around wire
and plumbing holes in both top and bottom plates. R-19 fiberglass batts in
basement box sill and/or between floor box sills. Exterior walls are R-11
Kraft Faced fiberglass batts for 2x4 walls and R-19 for 2x6 walls both
placed over spray for further insulation. In garage, R-13 batss for walls
between house and garage and R-11 for exterior walls. R-30 Kraft Faced
fiberglass batts stapled n place in the house slopes and overhangs. 16”
foam air deflectors at the eaves in every other run and continuously above
the fiberglass batts in Cathedral ceilings. R-40 blown wood fiber
insulation in house flat ceilings. Wrap all recessed can lights,
fireplace, furnace, and water heater flues with an un-faced fiberglass
batt. R-10 insulation in crawl spaces. TYVEK or TYPAR house wrap on
exterior.

Roofing:
Certainteed Landmark Architectural shingles with 15lb felt
paper underlayment.

Siding:
Napco American Comfort vinyl siding (.042’ thickness) and aluminum soffet
and fascia. Brick and or stone as required by subdivision covenants (an
allowance of $0.40 per brick/stone is given).

Garage Doors:
Raised panel steel insulated doors with 2 door openers and pad (windows
are an upgrade).

Windows:
American Weather Seal vinyl windows with grills between the glass on the
front of house, only.

Doors:
Steel 6-panel for service doors. Front door allowance is provided.

Drywall:
Living space is finished. Garage is tape coat only, unless subdivision
covenants require finishing.

Painting: Living
space is prime coat sprayed and back rolled. Second coat is rolled. Latex
flat paint is used with one standard color (white or of like). Garage is
not painted unless required by subdivision covenants. Upgrade paint
packages are offered.

Trim: 6-panel
paint grade doors – solid core for baths and bedrooms and Masonite
(hollow) doors for the rest. Closet openings over 36” will be mirrored
sliding doors. Closet rods and shelves in each bedroom and entry way
closet. Trim is 2 ¼” casing and 3 ¼” base, also paint grade. All painting
is done by hand using a white semi-gloss paint. Upgraded stain packages
are offered. All hinges and door handles are bright brass.

Driveway:
Concrete driveway and sidewalk.

Yard: Rough
grade to facilitate drainage away from house.

Allowances:
Allowances are given for Custom Showers, Stair Packages, Floor Coverings,
Cabinets and Countertops, Appliances, Fireplace, Painting, Light Fixtures,
Plumbing Fixtures, Deck or Patio, Front Door, Porch Posts and Rails,
Shutters and Gable Vents, and Landscaping, if desired.
